Flatiron condos partners with MSOE Kern Center

The Flatiron Condominiums in downtown Milwaukee's Park East Corridor will now be offering a free one year membership to the MSOE Kern Center. If you haven't been to this 200,000+ sq ft facility a tour is definitely in order! Not only do they offer a wide variety of cardio and weight equipment, they also have an NHL sized indoor ice rink, suspended padded running track and a basketball court. They offer group classes such as yoga, pilates and spinning for an additional (nominal) fee. For more info visit their website.

Milwaukee Housing Market figures for March..is it still a buyer's market?

You better believe it is! March stats from the local Multiple Listing Service data show housing prices are down 27.4% as compared to March 2008.

Condos on the market (inventory) are only down 9% and Single Family inventory is only down 3.9%..this means that anyone looking right now not only has a wide variety to choose from, but also is going to get a home at bargain basement prices! The Flatiron Condos in the Park East Corridor

The Flatiron Condominiums are located at the northeastern edge of the Park East Corridor, just north of downtown along Water and Pleasant Streets. This area at one time was occupied by the Park East freeway which was demolished about seven years ago to make way for new development.

Built on a triangular lot and the recipient of numerous awards, The Flatiron is as stunning inside as it is out. It is also the first completed condominium building in the Park East and offers affordable one and two bedroom condos starting at $169,900 and $219,900 respectively. In addition there is also a unique “live-work” unit; this unit is a two story unit featuring a work space on the first floor and one bedroom condo on the second floor.

Interior finishes include stainless appliances, granite kitchen counters, underground parking, in unit washer/dryer and private balconies. Just a block away to the south is the new East Pointe Center…Stores include Pick N Save, Einstein Bagels, and Starbucks Coffee in addition to dry cleaner and video rental. One of my favorite establishments is located here as well - Karma Bar & Grill (www.KarmaMilwaukee.com). Inside the atmosphere is cozy and the service is friendly. Are you a sports nut? Check out their 14 TVs and catch all the games - when the weather permits they also have an outside rear deck with a plasma! As with all businesses battling the recession, Karma is offering their recession-buster specials…select appetizers for $5 and select beers for $2 during their extended 2-7pm happy hour! Definitely try the pretzel rolls - a generous serving of yummy pillows of pretzel freshly baked and served with a spicy cheese sauce. Their Friday Fish Fry is a winner as well, and their homemade tartar sauce puts a fresh twist on the old stand-by.

I Wish I Was a First Time Home Buyer!

Back when I bought my first home in the late 80’s interest rates were hovering around 11%…how times have changed! First time buyers can get not only a rate around less than half that amount (5%) but with little money down AND $8000 back from the federal government. IT’S FREE MONEY!! No need to repay unless you sell within the first three years!

In a nutshell a first time buyer (or someone who has not owned a home in the last three years) must purchase a property for their primary residence prior to December 1, 2009. The $8000 works as a credit against your income taxes…For example if you owe the IRS $6000 in income tax they will send you a check for $2000 and erase the $6000 debt. If you are going to buy a home prior to December 1, 2009 you can take preemptive action and reduce your withholding amounts or lower your quarterly payments to benefit from the credit prior to your purchase. New Construction Condos in the Beerline Neighborhood

Union Point, the first hi-rise condominium in Milwaukee’s Beerline neighborhood, offers affordable new construction in an ever-growing area. Located just north of the downtown Milwaukee area on Commerce Street, they are nestled between the Brady Street and North Avenue business districts.

Amenities offered by Union Point include private balconies, underground parking, stainless appliances and in-unit washer/dryers. In addition to a fitness center and club room with kitchen, premium cable is included in the monthly condo dues. One bedroom units start at $159,900 and two bedrooms only $259,900.

Walking west from Union Point past the rowing club you’ll come across The Lakefront Brewery (www.lakefrontbrewery.com) which has an enormously popular brewery tour…a “must-do” for all urbanites! Hungry for a fish fry? Check out the Palm Garden at the Brewery but be sure to get there early (no reservations taken/first come first serve).
